River Bluff Ranch is a rare opportunity to own a large, recreational ranch spanning the Texas-Oklahoma border and offering approximately 1.5 miles of frontage along the Red River. With expansive acreage, abundant water, diverse terrain, established improvements, and exceptional wildlife, this property combines the character of an established ranch with the freedom to shape its future around your own vision.
The landscape changes throughout the ranch, transitioning from heavily wooded areas and river bottoms to open ground, seasonal creeks, and multiple ponds. The Red River forms the centerpiece of the property, creating miles of scenic views, recreational opportunities, and prime habitat for wildlife. An extensive trail system provides access throughout the ranch by ATV, UTV, horseback, or on foot.
For the outdoorsman, River Bluff Ranch offers the kind of recreational diversity that is increasingly difficult to find in a single property. The ranch supports an impressive population of whitetail deer along with turkey, hogs, and other native wildlife. The combination of dense cover, river bottom, water sources, and limited hunting pressure in recent years has created excellent habitat and strong trophy potential.
The ranch is equally capable of supporting agricultural use. It is fenced for cattle with fencing in good condition, working pens onsite, and a three-sided livestock shed with pipe fencing located near the lodge. Fertile soils found throughout portions of the property provide additional opportunities for grazing, cultivation, wildlife food plots, or other agricultural uses.
Existing improvements make River Bluff Ranch ready to enjoy immediately. The approximately 3,284-square-foot lodge features two bedrooms, two-and-a-half bathrooms, a spacious kitchen with a commercial-style sink, and an enclosed porch providing additional flexible living or sleeping space. Outside, a large patio and parking area creates a natural gathering place overlooking the ranch. A separate two-bedroom, one-bath guest cabin with its own kitchen and covered front porch provides additional accommodations for family, friends, hunters, or guests. Co-op water and electricity are already connected.
Whether envisioned as a legacy family ranch, private hunting and recreational retreat, cattle operation, weekend escape, or a property with potential for hunting and recreational income, River Bluff Ranch offers a combination of size, water, habitat, improvements, and flexibility that is difficult to duplicate.
Despite its secluded feel, the ranch remains within convenient reach of major population centers, approximately two hours from Dallas and Oklahoma City, less than two hours from Fort Worth, and approximately 45 minutes from Wichita Falls.
The property currently carries an agricultural exemption. No minerals are owned by Seller.
